Administrative Subdivisions #1064 Harley O & Vonda Bontrager and Kyle Fry, #1066 Harley O & Vonda Bontrager and #1067 Harley O & Vonda Bontrager and Myron L & Karen J Lambright– Three administrative subdivisions (Article 9.18 B2(c)) request to adjust lot lines between the property owner(s), to be reviewed and approved by the Zoning Administrator and County Surveyor, but will be offered to the Noble County Plan Commission to assist them in the review requests for parcels totaling 146.55+/-ac. Plan Commission to consider Rezone #564, Major Subdivision #1065, and Minor Subdivision #1068.

Rezoning #564 Harley O & Vonda Bontrager - Requests a Zoning Map Amendment from the Noble County Unified Development Ordinance (Article 9.21) to rezone 45.16 +/- ac from A1 (Article 2.03) to RE (Article 2.09) to allow for Major Subdivision #1065 of 6 platted lots to be known as HB South Major Subdivision. Real estate is located in Section 7 of Perry Township, quadrant 200, parcel 001 common location known as Northeast of 11284 W. 1000 N. Ligonier, IN. Final consideration by the Noble County Commissioners on 1/9/2023 at 10:00 AM at 109 North York St., Albion, IN 46701

Subdivision #1065 Harley O & Vonda Bontrager- In accordance with the Noble County Unified Development Ordinance (Article 9.15) requests a 6-lot Major subdivision; Lot 1 as 7.00 +/- ac, Lot 2 as 3.16 +/- ac, Lot 3 as 5.00 +/- ac, Lot 4 as 10.00 +/- ac, Lot 5 as 10.00 +/- ac and Lot 6 as 10.00 +/- ac to be known as HB South Major Subdivision, leaving a remainder of 45.20 +/- ac after the Administrative Subdivisions #1064 & 1066. Also, requesting the following waivers: provisions for providing sidewalks, street lighting, and 9.15 D2(c-i), an additional request for the Plan Commission to consider both the Primary and Secondary approvals on December 21, 2022. Minor Subdivision #1068 Harley O & Vonda Bontrager - In accordance with the Noble County Unified Development Ordinance (Article 9.17) requests a 1-lot Minor Subdivision of 17.82+/-ac to be known as HB West Minor Subdivision, leaving a remainder of 11.62 +/- ac to be combined by Administrative Subdivision #1067 & # 1066. Section 7 of Perry Township, Quadrant 300, parcel 001, Common location known as Southeast of 10459 N. 1175 W. Millersburg, IN.

Rezoning #565 Monroe JR & Rachel Barkman - Requests a Zoning Map Amendment from the Noble County Unified Development Ordinance (Article 9.21) to rezone 2.98 +/- ac from A1 (Article 2.03) to IS (Article 2.25) to allow for the permitted uses in Institutional District (IS) (school P-12). Rezone application will be followed by a 1-lot minor Subdivision, to be known as Winding Creek School Subdivision. Real estate is located in Section 17 of Elkhart Township, quadrant 300, parcel 002 common location known as North of 8919 N. 450 W. Ligonier, IN. The real estate is located in Section 17 of Elkhart Township, Quadrant 300, parcel 002, Common location known as North of 8919 N. 450 W. Ligonier, IN.

UDO Proposed Amendments to Articles 2, 6, 7 and 11

Articles 2.03, 2.05, 2.07 - include winery; brewery, and distillery.

Article 7.21 change the name of a Private Street to a Privately Maintained Street and will no longer be reviewed as an easement.

Article 6.03 Set minimum development standards for a Privately Maintained Street.

Page 11-29 change the definition of Street, Private.
